Riverside County Real Estate Market Update for July 2025

July Real Estate Stats
 

The sentiment has been largely in the arena of wait and see.  That's what I'm hearing from most of my clients.  Some are reading the market is slow, unaffordable, and rates are high.  All of which are somewhat true in a small sense.

I love these market updates because it really does give a sense of where we have been and where we are going.  As of now, mortgage rates have seen a decline and the latest headline is that we have the lowest rates since April.

Let's just into these stats.  The information provided is for Riverside County and Single Family Homes only.

The median sales price has stayed stagnant for the last 3 months.  Holding steady for a time of the year where we may see a slight incline before the normal year end decline that is typical for each years real estate cycle.  Currently holding at $630,000 but this is a 1.6% drop in price year over year.

 

Active listings are growing and is up 15.2% year over year.  The current print for active listings is 7,348!  This is allowing buyers to have more options and making it slightly harder for sellers to get the traction they may want.
 

 
New listings are down 1.5% year over year.  Some sellers are holding back to see if the market turns in their favor.  I've seen that personally with a few clients.
 

Pending sales are down 11.9% year over year and slightly down month over month. School is back in session and this could be a reason why.
 

Closed sales have been on a steady decline since April of this year and currently is 2.1% down year over year.
 


Overall, the market is mostly stable with  some lenience towards buyers in some cases.  The market dynamics are highly sensitive to each city as they all have their own micro-market.

As of yesterday, mortgage applications have increased by 10.9% last week as falling rates have fueled refinance activity with this also including applications for purchase.
